This has a an estimated dividend yield above 4% a year, which is pretty decent. Well above average for the S&P.

You've got a dis decent dividend uh payout, right? Decent income side, but also the price is really appreciating going from around $20 to around $26 on an adjusted basis just in the last uh two months.
