Whirlpool, I've shown you a lot more , haven't I ? Which all of you, you know, have suffered a lot of losses in the last four or five years or, you know, the prices are the same, right?

When people look at stocks like Whirlpool or RH, they think, "These stocks are really bad, they're the worst." But I think if a five-year bull run in real estate starts again and real estate starts to turn around in the next five years, then that could be a great thing.

last time you were on, you pitched Whole Earth Brands. Can you tell us a little bit about the situation there? Uh, I'm out of the name and I I don't have anything to add at this time.

some combination of getting the people wrong and the world not changing the way I thought it would, I guess. I It's not one I really want to want to rehash, I guess. But, you know, it it was something that on the surface it seemed very easy to say like the the people are going to be the right people and the business is going to be the right business. And then it it uh you know it didn't go the way I thought I would, I guess.
